What this data is
Every residential building in New York City with three or more units must register annually with the Department of Housing Preservation & Development (HPD), naming the owner and, usually, a managing agent. That registration is public. This tool reads it back to you for any address.
What the fields mean
- Registered owner β the ownership entity on file, often an LLC.
- Managing agent β the company that actually runs the building day to day, and the real decision-maker for most vendor work.
- Registration status β whether the building's registration is current; a lapse is itself a signal.
- Agent portfolio β how many buildings that managing agent runs across the city. One address is a job; a portfolio is an account.
Limits of the public record
Registration data can lag real ownership changes by weeks, LLC names rarely reveal the human behind them, and no phone or email is published β that verified decision-maker contact is exactly what our enrichment adds.
