NYC contractor leads from DOB permits, HPD violations and registrations

New York City publishes more building data than any other US city, on one open-data portal, refreshed daily. This is what each dataset is, which trade it sends work to, and how FieldClients turns it into a feed of B2B accounts for contractors in the five boroughs.

What the record is

The Department of Buildings publishes job filings and issued permits through DOB NOW and the legacy BIS system, both mirrored on NYC Open Data: new buildings, major and minor alterations, demolitions, plumbing, mechanical, electrical, and sidewalk-shed permits, each with the address, scope, estimated cost, filing party and dates. DOB and the Environmental Control Board publish violations against buildings, with class, penalty and cure status.

Housing Preservation and Development publishes housing-maintenance violations, tenant complaints from 311, and the annual registration of every multiple dwelling, which names the owner and the managing agent with an address. Facade Inspection Safety Program (Local Law 11) filings record the engineer's verdict on every building over six stories, SAFE, SWARMP or UNSAFE, with a filing cycle and a repair deadline.

Certificates of occupancy mark new and converted buildings reaching use. ACRIS records every deed and mortgage in the five boroughs. Together these datasets describe what is being built, what is broken, who owns and manages each building, and when it changed hands, and they are the raw material of every FieldClients lead in New York City.

  • Certificates of occupancy. New and converted buildings reaching approved use.
  • ACRIS. Deeds, mortgages and portfolio sales across the five boroughs.

Timing: when to reach out

Daily. Most NYC datasets refresh every night, so a violation issued on Monday is matched and in the feed by Tuesday. Violations and FISP verdicts carry deadlines and are worked immediately; permits and COs are worked for the adjacent trades and the account; registration changes are worked in the first two months of the new agent's takeover; ACRIS transfers in the first quarter of ownership.

NYC leads from DOB permits, HPD violations and registrations: questions

Which NYC datasets does FieldClients read?

DOB NOW job filings and DOB permit issuance, DOB and ECB violations, HPD violations, complaints and registrations, FISP facade filings, certificates of occupancy, ACRIS deeds and mortgages, and cooling tower and boiler registrations, all from NYC Open Data, read daily. Your trade filter decides which of them you see.

Do you cover all five boroughs?

Yes. We read every dataset for Manhattan, Brooklyn, Queens, the Bronx and Staten Island. Each borough is its own county, and a market is a county or metro, so how many markets you need depends on the boroughs you work.

What does an NYC plan cost?

Self-serve from $99 a month. Month to month, no setup fee.

How is this different from buying a list of NYC permits or violations?

A list is the records as published, sold to everyone who subscribes. FieldClients matches each record to the HPD-registered owner or managing agent and tags it by trade. You filter the feed to your trade, and one credit reveals the person who awards the work and the dated reason to call. Verified decision-maker email on every reveal. Company phone where listed.
